Just Design Studio has developed carefully-designed flexible floor plans that serve as the starting point for the apartments. These can be modified in consultation. In addition to the layout, the Just Design interior architects have developed a high-end design for the overall finish, featuring a bespoke kitchen, stylish sanitary fittings, wall/floor finishing, home automation and a gas fireplace. Hector Balut is an architect at Just Design Studio. He tells us what inspired the choices made in re-developing this unique villa.
WHAT VISION INSPIRED THE DESIGN OF VILLA VONDEL?
The building has been completely redesigned from the cellar to the roof. It has several unique features that we aim to put to optimum use. In view of the square shape of the building, we opted to locate both the staircase and lift at the heart of the building. Both can be easily accessed via the central entrance at the front of the building. The entrance is being enhanced by the addition of a covered area resting on four columns.
The ground floor apartments have been subdivided based on a natural logic: one on each side of the main entrance. Both apartments have part of the grounds as private gardens. In the semi-basement, we have created additional living space, with natural light in each room.
On the top two floors, we opted for a single apartment on each floor. Thanks to the central positioning of the staircase and lift, the entire interior has been made flexible and open, with windows all around. The height and other dimensions combine to create a highly spacious interior.
CAN YOU TELL ME MORE ABOUT THE CHOICE OF MATERIALS?
We gave very careful consideration to our choice of materials. When choosing materials, we look at how the material can accentuate the design of the building.
The façades consist largely of traditional brickwork with extruded joint. For the entrance, we created a design featuring an oak herringbone floor edged with brass inlay. Another section of the entrance area was fitted with a natural stone floor. The walls in the foyer are clad in wood with recessed edging and an inlay of Lite Stone falling leaves with LED lighting.
WILL YOU BE WORKING WITH THE FUTURE OCCUPANTS ON THE INTERIOR DESIGN AND THE FINISHING?
For the finishing work on each apartment, we have developed a carefully-considered high-end design. We plan to design the finish of each apartment with the new owners. This gives them freedom of choice in terms of the apartment’s layout and finish. We have designed several floor plans as examples. However, if desired, we can develop a completely new interior design together with the buyer, incorporating their ideas into our design.
